The year is off to a strong start for real estate, building off of momentum from 2025. Here is our recap of 2025 and what we anticipate in the year ahead.

Balanced Market in Henry County, Indiana

Last year reflected a balanced real estate market in Henry County, Indiana. A balanced market has 6 months of inventory, and in recent years it’s been as low as .8 months. In 2026, the market had 2.67 months of inventory, showing that it was no longer an extreme sellers’ market. There also was no market crash, and this balance created opportunities for both buyers and sellers. 

Home Values Stabilize

Homes continued to appreciate without the dramatic swings seen in larger markets. Henry County, Indiana, home prices stabilized in 2025, with the median sold price landing at $166,500 with the average sale price at $208,291. The average sale price reflects a 3.15% increase over the 2024 average sale price. Estimated home values locally average $187,000, and home values increased 6.3% year over year

Fast-Moving Market Trend Continues

Well-priced homes still moved quickly, with REMAX First Integrity listings boasting 8 median days on the market. Homes sold for 97.8% of list price. This trend demonstrated that buyers had more room to negotiate, but sellers who priced right didn’t have their properties sitting for long.

At the same time, inventory changed the conversation for buyers. Buyers had more options, with 135 homes listed in Henry County. Condition, pricing, and presentation mattered more than ever in 2025.
